Multi-Family Pest Control for Oregon and Southwest Washington

You take care of your residents. We'll take care of the pests.

A&A provides multi-family pest programs across Portland, Beaverton, Hillsboro, Gresham, Tigard, Vancouver, Camas, Ridgefield, and the surrounding Oregon and Southwest Washington area, built around each property we protect.

Managing a community already means balancing resident satisfaction, maintenance priorities, occupancy goals, and compliance requirements. Pest management shouldn't add to that workload. It should help simplify it.

We're locally owned and dedicated to protecting communities and supporting property managers like you.

Over-the-Counter vs Professional

Store-bought pest control products may offer temporary relief, but using the wrong treatment can make an infestation worse or leave the underlying problem untouched. A&A uses professional treatments tailored to the pest and your property to address the source of the infestation.

Multi-Family Pest Control FAQs

How often should apartment communities be serviced?

There's no one-size-fits-all schedule. Many communities do well on monthly service; others need more frequent visits based on resident requests, seasonal pressures, or recurring activity. During your property assessment, our account manager weighs property size, building age, history, waste management, and service-request trends, then recommends a program that fits your goals and budget.

Do you provide unit-by-unit pest control?

Yes, from individual resident requests to full-building programs. For communities with recurring or heavy activity, we're known for building-wide benchmarking. Because 40% of residents don't report pest activity, we inspect every unit, identify movement patterns, and treat the broader issue instead of one unit at a time.

How do you handle unit access?

We prefer that someone from your on-site or maintenance team walks with our technician when that's practical. When it isn't, we ask that residents get advance notice and that keys or access instructions are ready before the visit. Every visit respects your procedures and your residents' homes.

How do you handle bed bug concerns in apartments?

We start with a thorough inspection to confirm activity and gauge how far it's spread. Depending on the situation, the program may include HEPA-vacuum removal, identifying affected and adjoining units, prep sheets for residents, follow-up treatments, and digital documentation. Because bed bugs spread between units, early identification and a coordinated response matter.

Can residents request pest control service directly?

Resident requests go through your property management or leasing office. That keeps service coordinated with your procedures: your team schedules access, maintains communication with residents, and identifies recurring trends. Once your office sends a request, we schedule and complete the service promptly.

Do you provide pest control for vacant units before move-in?

Yes. Vacant unit service prepares homes for new residents within your turnover schedule. Depending on the unit, it may include a full inspection, general preventative treatments, cockroach treatments, rodent inspections and exclusion recommendations, spider web removal, bed bug inspections when requested, and WDI (Wood Destroying Insect) inspections when applicable.

What's in your service reports?

After each visit, you receive a digital report covering the services performed, inspection findings, recommendations, and follow-up actions. Depending on your program, it can also track pest-activity trends, unit-specific service history, common-area results, and technician notes with action items. With your authorization, we embed photos of pest activity or problem conditions right in the report.

Is the multi-family property assessment free?

Yes. A&A provides a complimentary site inspection for multi-family or commercial properties seeking a bid on recurring services. During the visit, our team assesses pest activity and identifies conditions that may be contributing to ongoing problems. We then use those findings to recommend a pest control program tailored to your property.

Can you service large property portfolios?

Absolutely. Whether you manage one community or a portfolio across Oregon and Southwest Washington, we support your team with a customized program for each property, consistent standards, dedicated account management, digital reports, and flexible scheduling.
