Vacant Unit Inspections in Oregon and Washington

Every Unit Ready for the Next Resident

Vacant unit service is an inspection, with treatment where it is needed, while a unit sits empty between residents. A&A fits it into your turnover schedule: depending on the unit, it may include a full inspection, general preventative treatments, cockroach treatments, rodent inspections and exclusion recommendations, spider web removal, bed bug inspections when requested, and WDI inspections when applicable.

How does vacant unit service work?

An empty unit is the one time a technician can see every cabinet, closet, and baseboard without furniture or belongings in the way, and the one time a treatment needs no resident to prepare for it. Vacant unit service uses that window in five steps:

Step 1 of 5 shown

  1. Scheduled with your turnover

Your management or leasing office sends the request, and we schedule the visit inside your turnover calendar, coordinated with your on-site and maintenance teams and the dates in your turnover plan.

  2. Full inspection

Your technician inspects the empty unit, its kitchen and bathrooms, closets and cabinets, and the baseboards and plumbing lines it shares with its neighbors, for cockroaches, rodents, bed bugs, and other activity.

  3. Treatment where it's needed

Depending on what the inspection finds, the unit gets general preventative treatments, cockroach treatments with no-prep options, spider web removal, and rodent exclusion recommendations for the gaps that let mice in.

  4. Bed bug and WDI inspections

Bed bug inspections are added when you request them, and WDI (Wood Destroying Insect) inspections when applicable, so the unit is checked for the problems a resident might never report.

  5. Report and follow-up

You get a digital report covering the services performed, inspection findings, recommendations, and follow-up actions. It adds to the unit-specific service history, with photos of problem conditions when you authorize them.

Why inspect a unit between residents?

Turnover is one of the ways pests move through a building. In a Purdue and Rutgers study of a 223-unit apartment building, bed bugs spread through doors and hallways and arrived with infested furniture, and resident turnover was one of the ways they moved:

  • Half of the residents with bed bugs in that building did not know they had them.

  • More than half of the apartments next to an infested apartment were infested too.

  • German cockroaches travel between units through the spaces behind walls and along plumbing.

  • A problem found in an empty unit can be treated before a new resident's belongings move in.

  • Every vacant-unit visit adds to the unit's service history in your reports.

What does vacant unit service include?

The service changes with the unit. These are its four parts, drawn from the program A&A runs for property managers.

  • Full inspection

A complete inspection of the empty unit: kitchen and bathrooms, closets and cabinets, baseboards, and the plumbing and wall penetrations shared with neighboring units, recorded in the unit's service history so the next visit has a baseline.

  • Preventative and cockroach treatments

General preventative treatments for the unit, and cockroach treatments when activity is found, with no-prep options so the unit is ready without a resident prep list. Treatment goes to the warm, damp cracks near kitchens and bathrooms where cockroaches shelter.

  • Rodent inspection and web removal

A rodent inspection with exclusion recommendations for the gaps that let mice and rats in. Mice fit through a gap the size of a dime, so the recommendations name the openings to close. Spider webs are removed before the next resident's walk-through.

  • Bed bug and WDI inspections

Bed bug inspections when you request them, before a new resident's furniture arrives, and WDI (Wood Destroying Insect) inspections when applicable, so the problems hardest to spot in an occupied unit are checked while it stands empty.

Turnover tips for property managers

Vacant unit service works best as a routine part of every turnover:

  • Book it with the turnover

Add the inspection to your turnover checklist so it happens between move-out and move-in, not after a new resident reports a problem.

  • Send requests through the office

Requests from your property management or leasing office keep service coordinated with your procedures and make recurring trends easier to spot.

  • Have access ready

Keys or access instructions ready before the visit, or a maintenance escort, keep the turnover schedule on track.

  • Watch what comes back in

Furniture brought into the building is one way bed bugs arrive, so be careful with items left behind or moved between units.

  • Use the history

Units with repeat activity in their service history are candidates for building-wide benchmarking, which inspects every unit and treats the broader issue.

FAQs

Do you provide pest control for vacant units before move-in?

Yes. Vacant unit service prepares homes for new residents within your turnover schedule. Depending on the unit, it may include a full inspection, general preventative treatments, cockroach treatments, rodent inspections and exclusion recommendations, spider web removal, bed bug inspections when requested, and WDI (Wood Destroying Insect) inspections when applicable.

Why inspect for bed bugs between residents?

Because bed bugs are easy to miss and travel with people and furniture. In a Purdue and Rutgers study of a 223-unit apartment building, half of the residents with infestations were unaware of them, and resident turnover and infested furniture brought into the building were among the ways bed bugs spread. An empty unit is the easiest time to check.

Do vacant units need resident prep?

No resident is there to prepare, which is part of what makes turnover a good time to treat. For cockroaches, A&A offers no-prep treatment options, and where a treatment does need preparation, the prep sheet for it is on this site in English and Spanish, so your maintenance team always has the current version.

How do you handle unit access?

We prefer that someone from your on-site or maintenance team walks with our technician when that's practical. When it isn't, we ask that residents get advance notice and that keys or access instructions are ready before the visit. Every visit respects your procedures and your residents' homes.

What's in your service reports?

After each visit, you receive a digital report covering the services performed, inspection findings, recommendations, and follow-up actions. Depending on your program, it can also track pest-activity trends, unit-specific service history, common-area results, and technician notes with action items. With your authorization, we embed photos of pest activity or problem conditions right in the report.

Is the multi-family property assessment free?

Yes. A&A provides a complimentary site inspection for multi-family or commercial properties seeking a bid on recurring services. During the visit, our team assesses pest activity and identifies conditions that may be contributing to ongoing problems. We then use those findings to recommend a pest control program tailored to your property.
